Why Foster City Homeowners Choose GAF Construction

We’re an independent Foster City GAF service contractor, and we repair and install GAF roofing systems across the Peninsula. Most of what we handle falls into two buckets: targeted repairs on Timberline HDZ or UHDZ shingles that fail early along ridge lines and flashing, and full replacement when granule loss or seal failure has spread past the point of patching. What makes our GAF work different is that we know how these systems actually behave in Foster City’s bay air, not just how they look on a sample board. If you need a GAF roof looked at, call (877) 752-3868 for a free estimate.

We’re not affiliated with GAF and we’re not an authorized GAF installer. We’re a full-scope general contractor that specifies GAF components because they perform, and because we’ve pulled enough failed shingles off Foster City roofs to know which failure modes are installation errors and which are material age. That independence means we tell you when a repair makes sense and when it doesn’t.

Why Trust Ashford Contractors for Your GAF Construction?

GAF shingles are only as good as the fasteners under them and the underlayment beneath them. Most of the Timberline failures we repair in Foster City trace back to those two things, not the shingle itself. Glen Mossier, our owner, grew up in Foster City’s Marlin Cove neighborhood and spent enough time watching lagoon-side homes get torn apart and rebuilt to learn that the framing and substrate decide the lifespan of everything on top. He trained in construction technology at Skyline College in San Bruno, and the first thing he taught our crews is to check what’s under the shingle before diagnosing what’s wrong with the shingle.

We specify genuine GAF system components: matching Timberline HDZ or UHDZ field shingles, starter strip, ridge cap, and manufacturer-approved underlayment. We don’t patch a GAF roof with whatever bundle is cheapest at the supply house. GAF’s wind ratings assume a complete system, and mixing aftermarket pieces into a GAF roof quietly voids some of those assumptions whether or not the warranty paperwork catches it. We also service the GAF products we don’t install: EverGuard TPO single-ply on low-slope sections, Designer shingles like Camelot II and Grand Sequoia, and older Timberline lines that are now discontinued but still on roofs throughout Foster City.

Common GAF Construction Problems We Fix in Foster City

Some of these are GAF-specific. Some are installation failures that happen to show up on GAF roofs because GAF is what most Foster City homes wear. Either way, we see the same patterns year after year.

  • Wind-lifted Timberline HDZ shingles along hips and ridges. Bay-front wind events hit Foster City roofs from the west and northwest, and the first place you see it is at the ridge line. When shingles lift there, the usual cause is high-nailed or under-driven fasteners, nails set above the nail line where they don’t anchor the shingle against uplift. We re-nail the affected course to GAF spec, replace creased tabs with matching stock, and check the ridge cap for the same problem before it spreads.
  • Granule loss on south-facing and salt-exposed slopes. Foster City sits close enough to the bay that salt spray combines with afternoon sun on south-facing roof planes. That combination accelerates surface erosion, and we see Timberline roofs here losing granules faster than identical roofs inland in San Mateo or Redwood City. Once granule loss exposes the asphalt mat, the clock is running. We tell owners honestly when this is isolated and when it means the roof is entering its failure window.
  • Seal-strip failure from coastal fog cycles. Timberline shingles seal through heat activation plus the sealant strip. In Foster City’s fog, a roof can go through months where it never gets hot enough for the strips to fully bond. Shingles that never seal properly leave tabs vulnerable to uplift all season. We check seal adhesion on every GAF repair we do, because a roof that looks fine from the ground can be one wind event away from losing shingles.
  • Leaks at valleys, chimneys, and step flashing. A GAF shingle system is only as watertight as its flashings. We regularly find leaks where the shingle was installed over old felt without proper underlayment, or where step flashing was skipped at a chimney or sidewall. The shingle didn’t fail; the system install did. We repair the flashing, replace damaged field shingles with matching GAF stock, and waterproof the critical zone the way it should have been done originally.
  • Discontinued Timberline lines with no direct match. Older Foster City homes often have GAF shingle lines that GAF no longer manufactures. When a few shingles fail on a discontinued line, we source the closest color and profile match still available and make sure the repair blends visually while maintaining the system’s wind rating as closely as possible. If too many shingles are gone for a clean repair, we explain the replacement path.

GAF Parts & Our Repair-vs-Replace Approach

We specify genuine GAF system components on every GAF repair. That means matching Timberline HDZ or UHDZ field shingles, GAF starter strip, GAF ridge cap, and the approved underlayment layer rather than a generic felt. GAF’s wind ratings and warranty language assume a complete, matched system. Mixing aftermarket pieces saves a few dollars today and quietly erodes what the manufacturer will stand behind later.

That said, a few-year-old GAF roof with isolated damage does not need a tear-off. On a lagoon-side Foster City home, our crew found Timberline HDZ shingles along the west-facing ridge lifting after winter wind gusts, with creased tabs that never sealed in the fog. We replaced the failed ridge caps and field shingles with matching stock, re-nailed the exposed course to GAF spec, and re-sealed the step flashing at the chimney. The owner avoided a full tear-off and the roof held through the following rainy season. When granule loss or seal failure has spread across multiple slopes, though, spot repairs just prolong the inevitable. We’ll tell you which situation you’re in. Call (877) 752-3868 if you want an honest read on your roof.

Our GAF Service Process – Step by Step

  1. 1
Diagnosis. We inspect the entire roof surface, not just the spot leaking. We check nail placement, seal-strip adhesion, granule coverage, and flashing condition. On Foster City lagoon-side homes, we also check deck and seawall adjacent drainage, because roof leaks near the water often start as drainage problems at the roof edge.
  2. 2
Repair or replacement plan. If the damage is isolated, we quote the repair with genuine GAF components and a written line-item estimate. If the roof has crossed into replacement territory, we quote a full GAF shingle system: starter, underlayment, field shingles, ridge cap, and flashings, all specified as a complete system.
  3. 3
Installation to spec. We nail to GAF’s published fastener schedule, set the nail line correctly, and verify seal-strip contact before the roof cools. Flashing at valleys, chimneys, and sidewalls gets the same attention as the field shingles, because that’s where the leaks come from.
  4. 4
Water testing and final walk. We run water where repairs were made, check for any moisture migration behind the repair, and walk the roof with you or send photos before we finish.
  5. 5
Warranty and documentation. We document what was installed, where, and with which components. If a manufacturer claim is ever needed, you have a paper trail. That’s part of the job.

GAF Products We Service & Install in Foster City

We work on the full GAF shingle line plus their low-slope products. Timberline HDZ is the most common roof in Foster City, so we keep matching HDZ stock available for repairs. We also service Timberline UHDZ, the premium architectural line, and Designer shingles including Camelot II and Grand Sequoia. On low-slope sections, typically over carports or additions on Foster City townhomes and condos, we specify and service EverGuard TPO single-ply. For older homes with discontinued Timberline colorways, we source the closest current match and check the repair blind for visual consistency.

We Also Service These Brands

We’re not a GAF-only contractor. Ashford Contractors works across the full exterior and interior envelope, and that’s the point of hiring a general contractor over a single-trade specialist. Inside the home we specify KraftMaid cabinetry, Cambria and Silestone countertops, and Kohler plumbing fixtures. Outside, the same project manager who handles your GAF roof can run your Belgard paver walkway, James Hardie siding, or Therma-Tru door installation. One contractor. Every system.
